Why landlords choose us

A better relationship with your rental.

We're not a lettings agency stapled to a call centre. Millpond signs a corporate lease directly with you — the tenancy is our responsibility, the payment is yours. That means fewer parties, less risk and one accountable team.

We invest in the property throughout the lease — planned maintenance, seasonal checks and proactive repairs — because a well-kept home helps our residents settle and keeps your asset in strong condition.

What's included

Everything below is standard. There are no add-ons, upsells or hidden charges.

Zero letting fees

No tenant find fees, no renewal fees, no re-marketing charges. Ever.

We take the tenancy risk

Our lease is with you — we hold the tenancy relationship, not you. No arrears chasing, no eviction risk.

Property returned in condition

Professionally cleaned, fully inspected and returned at end of term — fair wear and tear excepted.

Social impact

Your home helps a family, care leaver or key worker who would otherwise be in emergency accommodation.

Transparent reporting

Quarterly condition reports, annual statements and a named point of contact you can actually reach.

Simple paperwork

One clear lease, one monthly payment, one team — no fragmented agencies or hidden add-ons.

From first call to first rent payment

A clear, seven-step process — typically 3–4 weeks for a property in ready condition.

  1. Get in touch

Send us the address and a few photos. We'll confirm eligibility within 48 hours.

  2. Free appraisal visit

We visit within a week to inspect the property and give you an indicative rent figure — no obligation.

  3. Formal offer & terms

You receive a written offer with rent, term length, repair thresholds and start date in plain English.

  4. Lease signed

Our legal team drafts the lease. Independent legal review is fine and encouraged.

  5. Property handover

Meter readings, keys and inventory. We complete any pre-let works agreed in the offer.

  6. First payment lands

Rent starts on the handover date — not once we've placed a resident. Paid monthly, on time, forever.

  7. Ongoing management

Quarterly reports, annual condition inspection, and a named contact for anything you need.

Compliance we take care of

Every certificate, inspection and record keeping requirement — handled and evidenced for you.

Gas Safety (CP12)

Annual gas safety inspection and certificate managed by us.

EICR

5-yearly electrical installation condition report kept up to date.

EPC

Energy performance certificate refreshed as required (min. band E).

Fire safety

Smoke and CO alarms tested; furniture and fire-door compliance checked.

Legionella

Water system risk assessments completed and documented.

HHSRS standards

Regular inspections against the Housing Health and Safety Rating System.

Properties we look for

We're always growing the portfolio in Bristol, Birmingham and Manchester. If your property looks like one of the below, we'd love to hear from you.

1–4 bedroom houses

Two-up-two-down terraces through to family homes — the workhorses of our portfolio.

Flats & apartments

One and two bed flats in well-connected areas near schools, transport and shops.

HMOs (subject to licence)

Licensed HMOs of 3–6 rooms, in good condition and meeting local authority standards.

Ex-let & tired stock

We'll take on properties that need light modernisation — costs agreed up front.

I was ready to sell — the last agent left me with three months of arrears and a trashed kitchen. Two years into a Millpond lease, I've had one point of contact, every payment on time, and a property that comes back inspected every quarter. I've just signed a second house with them.
