A proactive housing provider — with people at the centre.
For more than 15 years we've focused on one thing: making sure people in housing need have a safe home, a plan and someone in their corner. Today we manage 500+ properties across the South West and Midlands, and support over a thousand residents a year.

Three things we build every home around
Not slogans — the operating principles we're judged on by residents and partners every day.
Homes that stand up
Every property is inspected, certified and kept in condition — not just at handover, but every quarter.
Support that shows up
Named keyworkers, out-of-hours cover and partner services around every tenancy we hold.
Value that adds up
Predictable costs for commissioners, guaranteed rent for landlords, low arrears across the portfolio.
From three houses to three cities.
Millpond began in 2009 with three houses, one van and a stubborn belief that everyone deserves a safe home and a fair chance. Our founders had spent years in local-authority homelessness teams and were tired of watching people cycle through emergency accommodation with no real plan around them.
The first properties were leased from a single Bristol landlord who was ready to sell up. We took on the tenancies, matched the rooms carefully and put support around every resident. Twelve months later, none had returned to homelessness. That model — safe homes plus wraparound support — is still the heart of what we do.
Today we work across Bristol, Birmingham and Manchester, with 500+ properties, 40+ commissioning partners and teams in every region. We've stayed close to the ground: our managers still spend their days in properties, at referral meetings and on the phone to residents, because that's how you keep housing honest.

Fifteen years of Millpond
A quick tour of the milestones that shaped the organisation we are today.
- 2009
Millpond founded in Bristol
Three leased houses, one van and a founding team of four — set up to give people a real alternative to emergency accommodation.
- 2012
First local-authority contract
Signed our first block-referral contract with a South West council, taking families out of B&Bs and into managed homes.
- 2015
Support services launched
Added keyworker and resettlement teams, expanding from housing management into full wraparound support.
- 2018
Second region opened
Opened a Birmingham hub with a dedicated prison-release resettlement service — 200+ people housed in year one.
- 2021
Manchester hub launched
Expanded into the North West with a focus on families in temporary accommodation and care-leaver pathways.
- 2024
500 homes under management
Crossed the 500-property threshold with a portfolio spanning three cities and a 96% tenancy-sustainment rate.
Our values
The principles that guide everything we do — hiring, housing and every decision in between.
Genuine care
We treat every resident, landlord and partner like they matter — because they do. Empathy is our starting point.
Honest communication
Clear, straight and on time. If something has gone wrong, we say so early and put a plan around fixing it.
Complete accountability
We own our commitments. Named contacts, published SLAs and reporting you can actually read.
Real results
We measure ourselves by outcomes — tenancies maintained, homelessness prevented, lives more settled.
Community rooted
We work where we live. Regional teams know the streets, the schools and the services around every property.
Better together
We collaborate — with landlords, councils, charities, the NHS and probation — because no one solves housing alone.
How we approach every placement
Housing gone right isn't luck — it's a repeatable approach we hold ourselves to on every referral.
Safe first
Every property meets a written standard on gas, electrics, fire safety, damp and security before a resident moves in.
Matched carefully
We match residents to properties and neighbours — never fill rooms for the sake of it. Fit matters as much as availability.
Move-on focused
Every stay has a plan. We measure success by where residents go next, not just by keeping them where they are.
The difference with Millpond is that they follow through. When we place someone with them we know we won't be having the same conversations three months later. Their teams turn up, communicate and hold the tenancy together.
Where we work
Regional teams in every city we operate — with the local knowledge that makes housing stick.
